How It Works

A clear, structured appraisal process.

From the initial review to a written award, here is what to expect.

  1. Assignment & Review

Review the policy appraisal clause, prior estimates, photos, and any expert reports to frame the disputed scope.

  2. Independent Inspection

Thorough on-site inspection with detailed documentation of scope, materials, damages, and repair methodology.

  3. Estimate & Negotiation

Prepare an accurate, well-supported Xactimate estimate and confer with the opposing appraiser to narrow differences.

  4. Award or Umpire

Sign a joint award where possible, or submit clearly-reasoned position statements for the umpire's decision.

Umpire Services

When appraisers cannot agree, we review both positions and the supporting evidence, then issue a written award explaining the decision.

Frequently Asked

Answers before you ask.

Start the Conversation
How does the property insurance appraisal process work?

Once the appraisal clause is invoked, each party names an independent appraiser and the two appraisers select an umpire. Appraisers inspect the loss, exchange estimates, negotiate, and sign a joint award; any items they can't agree on are submitted to the umpire for a binding decision.

What areas do you serve?

Primary service area is Colorado, Arizona, and New Mexico for daily claims and appraisals.

What are your typical response and turnaround times?

Assignments are acknowledged the same business day. Inspection scheduling is typically within 3-7 days depending on location, with written reports and estimates issued promptly after inspection.

What are your fees?

Fees vary by assignment type and complexity. Appraisal, umpire, and independent adjusting work is quoted up front — please email an assignment request for a specific quote.
